- Accurate title mark-ups.
- Affidavits completed, signed and notarized.
- Deeds correctly stated, verified and notarized complete with schedule A.
- Correctly completed transfer docs notarized and specific to counties.
- Signed and notarized mortgages.
- ACRIS user name/password for proper recording.
- Owner’s / Loan Policies released AT THE CONCLUSION of the closing.
- Mortgage Payoffs sent out with next-day arrival with copies of courier label and annotated payoff check in file.
Bank Settlement
- Loan docs signed and notarized correctly.
- Loan policy verified with correct mortgagee clause and loan amount.
- Correct title mark-up from title company.
- Copy of correctly stated and notarized deed with schedule A.
- Copy of correctly completed transfer docs.
- Copy of payoff check, if applicable.
- Funds disbursed after authorization from lender.
- Copy of funds given to all parties.
- Same-day / Next-day delivery of loan docs.
Attorney Fill-In
- Business professional attire.
- Verify final walk-thru.
- Consultative representation throughout the closing.
- Copies of funds, recordable docs, affidavits and mortgage borrower’s copies for client and law firm.
- Original ALTA owner’s policy and copy for the file.
- Professional guidance while completing docs.
- Legal Fee sent next-day with copy of closing file.
- Keys secured for buyers after closing.
